In this paper we investigate the duration of residence for Spanish households from panel data. The inference is based on those households surveyed in 1994 (and followed since that year on) and moving into their 1994-current residence after 1979. We distinguish among owners, renters, and borrowers, because these groups of households are known to exhibit a di.erent pattern regarding residence time. Our approach for estimation is purely nonparametric, being free of the equilibrium assumption (Anily et al. 1999) otherwise. This is an interesting feature, since we show that the renewal processes which represents the households' mobility have a non-constant rate over the period 1980-1994 for owners and borrowers.
